As apartment rental prices in Turkey have skyrocketed, leaving house hunters and especially students in turmoil, lawyers have warned landlords to ask tenants for a temporary increase even if they have right to a one-year raise.

Some of the landlords who were unwilling to accept the price agreed and paid by their current tenant in the face of rising rents began to demand a new price even though they could legally increase the rent only once a year.
One example of this illicit demand was seen in a gated community in Istanbul, where an owner of more than 100 apartments on site asked all of his tenants for an interim increase via WhatsApp.
“We are asking for an additional 18% increase due to the increase in the real estate market and the fact that our rents are low compared to their peers,” said in a text message sent via the Instant Online Communication app.

When tenants, who had already received an increase during the contract renewal period, objected to the second increase request on the grounds that it was illegal, the landlord threatened to take legal action against them.
“The previous request has been withdrawn. A lawsuit for the determination of the rent will be filed for tenants who have completed five years, ”the new post said.
Istanbul-based lawyer Hikmet Güngör called on tenants not to accept such requests and to sign any additional protocols.
“The rate of increase to be made cannot exceed the 12-month average of the CPI. An owner cannot demand a 30-40% increase, ”Güngör added.
Ali Güvenç Kiraz, president of the Real Estate Law Association, said landlords who wish to take legal action to determine the rent on the grounds that they find the current rent to be low might not get what they are looking for. ‘were waiting.
“It should be borne in mind that this business lasted two or two and a half years with the appeal,” Kiraz said, adding that he would recommend such a decision if there was a big difference between the current price and the desired price.
Housing rents rose 80% in Istanbul and 52% in Ankara in the last year alone, according to data from real estate appraisal platform Endeksa.
