NEW YORK CITY – Rents are still hovering below pre-coronavirus pandemic levels in many areas of New York City, despite rising prices across the city, according to a new study.

A StreetEasy study found that the typical rent across town is around $ 2,700, about $ 100 lower than pre-pandemic highs.

And rents in several popular neighborhoods – such as Greenwich Village and Brooklyn Heights – are well below what they were in 2019, according to the study.

“Interest in life in New York is stronger than ever,” Nancy Wu, a StreetEasy economist, said in the study. “And highly mobile tenants who can afford the most expensive neighborhoods do everything to get a lease in the neighborhood of their choice. Strong demand for these neighborhoods is driving rents up, and will continue to do so until winter, when fewer tenants typically enter the market.

One of those neighborhoods is the Upper West Side, a generally expensive area where more affordable rents have crept down the lists during the pandemic, according to the study.

Again, it’s still expensive – $ 3,200 in general – but the price is $ 200 lower than in 2019, according to the study.

Median rents on the Upper East Side are around $ 2,600, which is $ 350 less than before the pandemic, according to the study.

Here are other Manhattan neighborhoods with lower median rents than before the pandemic:

  • Gramercy Park – Median rent of $ 3,400 – $ 599 less than in 2019
  • Greenwich Village – Median rent of $ 3,725 – $ 270 less than in 2019
  • Little Italy – Median rent of $ 2,850 – $ 450 less than in 2019
  • Lower East Side – Median rent of $ 3,332 – $ 68 less than in 2019
  • West Harlem – Median rent of $ 2,400 – $ 200 less than in 2019

StreetEasy found that these Brooklyn neighborhoods had typical lower rents than 2019:

  • Bay Ridge – Median rent of $ 1,750 – $ 149 less than in 2019
  • Boerum Hill – Median rent of $ 2,850 – $ 538 less than in 2019
  • Brooklyn Heights – Median rent of $ 3,100 – $ 289 less than in 2019
  • Cobble Hill – $ 3,075 Median rent – $ 525 less than in 2019
  • Prospect Heights – Median rent of $ 3,050 – $ 150 less than in 2019

And finally, these neighborhoods in Queens are still below pre-pandemic levels:

  • Astoria – Median rent of $ 2,175 – $ 132 less than in 2019
  • Elmhurst – Median rent of $ 1,853 – $ 122 less than in 2019
  • Jackson Heights – Median rent of $ 1,900 – $ 100 less than in 2019
  • Ridgewood – Median rent of $ 2,500 – $ 199 less than in 2019
  • Sunnyside – Median rent of $ 1,900 – $ 100 less than in 2019
